Renting a Home

Renting is an agreement where a payment is made for the use of a property owned by another person or company. There is typically a written rental agreement or contract involved to specify the terms of the rental, which are regulated and managed under the Residential Tenancies Act 2004. Accommodation must meet the minimum standards set for private rented accommodation.

Tenant and Landlord Rights and Obligations

If you pay rent to a landlord for the use of their property then you are a tenant. Your legal rights and responsibilities are set out in landlord/tenant law as well as from any written or verbal tenancy agreement between you and your landlord.

Private Residential Tenancies Board (PRTB)

The PRTB was established in September 2004 to resolve disputes between landlords and tenants.  This dispute resolution service replaces the courts for the majority of landlord and tenant disputes. It does not deal with disputes between a local authority and a local authority tenant.

The PRTB also operates a national tenancy registration system and gives information and policy advice on the private rented sector.

Information for Tenants and Landlords

The PRTB has published a summary of the rights and obligations of landlords and tenants under the Residential Tenancies Act 2004. Guides can be downloaded at www.prtb.ie.
